Look past the showroom
Ask to visit an active site and a finished home. How a builder runs a working site tells you more than any brochure about the standard you can expect.
Ask how they handle pricing, variations and delays in writing. Confident craftspeople are transparent about all three, because they’ve built a process that stands up to scrutiny.
Questions about the work
Ask to see a home the builder finished several years ago, not just their newest project. Time is the honest judge of build quality — it reveals whether the joinery still closes cleanly and the finishes have held up.
Ask who will actually be on your site day to day. The person who sells the job is rarely the person who runs it, and the site supervisor’s standards will shape your home far more than any brochure.
Questions about money
Ask exactly how the builder prices variations and what happens if something is discovered once work begins. A confident, experienced builder will have a clear, written process and will happily walk you through it.
Ask what is genuinely included and what sits behind a vague ‘allowance’. Allowances are where budgets quietly blow out, so the more specific the contract, the safer you are.
