Design and approvals come first, then site works and the structural shell. Lock-up follows, then the fit-out where your home really takes shape.

Design and approvals
The first phase is design and documentation, followed by council approval. This is where patience pays: the more thoroughly the home is drawn and specified now, the smoother — and cheaper — the build will be later.
Approval timelines vary by council and complexity, so we lodge early and manage the process for you rather than leaving you to chase paperwork.
On site
Once approved, the build moves through clear stages: site works and foundations, the structural shell, lock-up, then the fit-out where your home really takes shape. Each stage has its own rhythm, and weather and trades can shift dates slightly.
We share a realistic programme up front and update you weekly, so you always know what is happening on site and what is coming next.
Handover
The final stage is the detailed finishing and quality checks before handover. It can feel slow, because this is where the last five percent of craft happens — the part you will look at every day for years.
